Design & staging

Short-term rental design in Austin, built to out-earn the house next door.

A well-designed rental earns more than a well-located one. It books faster, holds a higher rate, and gets the reviews that keep it booked.

It was earning $50,000 under previous management. We redesigned it, furnished it, photographed it, and took it over. Same house, same street, 3.2 times the revenue.

The living room after the redesign: a cognac leather sofa, a round white coffee table on a cowhide rug, and the dining area beyond
The living room before the redesign: a grey sofa, a plain wooden coffee table and neutral furnishings

Why it matters here

A house can be perfectly fine and still be forgettable. Clean, comfortable, well-located, and completely interchangeable with the next one on the list.

The houses that do well are the ones people remember. A room that stops someone scrolling, a corner that turns up in their photographs, a house they describe when they get home. That isn't decoration. It's the reason the booking happened.

We design houses worth showing off, and the revenue follows from that rather than the other way around. A house like that books more often, at a better rate, and gets the reviews that keep it booking.

Empty to booked
Five stages, from the first conversation to the first booking.
01
Design consultation
The first conversation is with the designer. We work out what the house should be, who it's for, and what the budget can carry. You come away with a direction for the house and a quote for the project, before anything is committed.
02
Design proposal
The designer selects every piece: furniture, lighting, art, the things that make a room work. You approve it item by item, with revisions until it's right. Nothing gets ordered before then.
03
Sourcing and install
We handle the ordering and take the deliveries. Everything gets built, placed, and installed, with any trades coordinated around it. None of it lands on you.
04
Final styling
This is where the house stops being furniture in a room. Art hung, shelves and surfaces dressed, the details that make it feel like somewhere rather than a showroom. Then it's stocked and deep cleaned, ready for the first guest.
05
Photography and launch
Professional photography, listing copy, and pricing set for the house as it now stands. Then it goes live.
