University Hills · Full buildout
University Hills isn't a short-term rental neighborhood. There isn't much supply here and there wasn't much demand, which meant the house needed a reason to exist beyond being available.
So it was built for families with young kids, which almost nobody designs for properly. The interior runs on a playful animal theme, colorful and deliberately not tasteful in the way a rental usually is. Some of the existing furniture stayed, which kept the money where it could do more.
Most of it went into the garage. It became an air-conditioned game room: a rock climbing wall, a large sectional, two big screens, an arcade, foosball, games on the walls. Outside, a playground got built.
The bet was that people would drive past closer options to get to this one. They do. It's outperforming its projections and the reviews mention the same thing, which is that the fun doesn't stop when you walk through the door.
