Not every house needs gutting. This one arrived expensive, well-built and well-furnished, and still didn't quite work. Good pieces had been bought, but nothing in the house was talking to anything else.
A refresh is a different job from a buildout. The furniture stayed, apart from a couple of pieces that were never going to earn their place. What changed was the decor: color introduced deliberately rather than avoided, and enough of it that the rooms read as decisions rather than purchases.
Outside, a hammock and loungers, because a Zilker house with a yard should give people somewhere to spend the afternoon.
