A new build, bought empty, with nothing in it and no decisions made. The brief was to maximize occupancy without the house feeling like it. Sixteen people, and none of them in a room that felt like an afterthought.
It could have gone neutral. Black, white, safe, and indistinguishable from a hundred other new builds. We went the other way: pattern, texture, wall art, color where color does something. The house photographs like itself now.
Sixteen guests is a layout problem before it's a design problem. Every bed had to be somewhere someone would actually want to sleep, and the shared spaces had to hold a group that size comfortably. The garage was converted into a gym with a sauna, which gave the house something to do beyond the pool.
The deck was extended ten feet to make the backyard work as one space: pool loungers, a dining table big enough for everyone at once, a grill and prep station. A local artist painted a mural on the fence, which is the thing guests photograph.
